When this 40,000 sq ft research and development facility was constructed it included two large steam producing fire tube boilers. After providing service for a number of years they began to have numerous tube failures. It was decided to replace them with a more efficient type boiler and to separate the hot water from the steam requirements. Hot water is utilized in the VAV box coils and steam is used for a process. Because the process requirements are year round the design included a temporary steam boiler tied into the building piping while the renovations were preformed.
